Legal Question in Landlord & Tenant Law in Indiana

when my roommates and i was thinking about getting apartment together. me and one of my roommates had two diffrent apartments. they told us that we both would have to pay $400.00 dollar to get out of our lease at that time . now that we found a house that we want to move into. we asked again and they said that we can't get of this lease. we even ask if we could get someone to take over our current lease and they said no. can the a landlord have a way to buy out of one lease. so you can move into a bigger apartment of theirs ,but not have one to move out compeletly?
