Joint Owned Property by Unmarried Couple

My son and his girlfriend bought a home. After a few months she asked him to move out and he did. She continued to make house payment. House is in both of their names and is up for sale. She is now purchasing another home with new boyfriend and will be moving out of this home and advised my son that he now needs to make 1/2 of payment of their home until it sells. Can he sign a quit claim deed on this home or what are his options?

If he is on the mortgage, he has no choice but to pay.
