What can I legally do if a tenant moves out before lease is run out?

I would like to know what my legal rights are when I rent to someone whom signs the year lease with me and now are planning to break the lease after only 2 months of living in the rental property? I have tried contacting the renters and they do not return my phone calls or even answer the phone. The renters have yet to pay rent for the month of november and have not contacted me at all. Thanks I will apprieciate any help you could give me in this.

To tell you the truth, I would be the lawyer to represent the renters. But if I represented you and if they broke the lease, that is a breach of contract and you can file suit against them in your district court. By the terms of the contract, they are liable for 12 months of rent payments. Yet you will be held resposible to use your best efforts to re-rent the property to mitigate (a fancy word for "lessen") the "damages" ( a legal term for money owed). So you can go ahead and find other renters in the meantime, and the previous tenants will probably be held liable for the amounts owed when the property is vacant.
