Quitclaim Deed after Divorce

My wife and I divorced in June of 2007. In the divorce decree it states that my wife will live in the marital residence and will be responsible for the monthly mortgage payments. It also states that we agreed to have a short sale of the marital residence with the mortgage company. In August, my ex wife moved out of the home and has not paid the monthly payments. The house was only up for sale for about a month. The home is now in the foreclosure process. Is it too late to sign a quitclaim deed? Does my ex wife have to sign the quitclaim deed? How will the quitclaim deed benefit me?

She can quitclaim to you. If she does, you can control the sale of the house.
