Legal Question in Real Estate Law in Indiana

Renters didn't pay, trashed house.

I had renters that I finally got moved out in january, they did not pay for eight months. I sent many notices, phone calls,etc. They still have stuff left in the house, it is trashed, light fixtures stolen, door hardware, blinds stolen and the home now has mice, because they were disgusitng. I am trying to sell the home, but my realtor says it is ''Unsellable'' in it's current condition. These people were doing a ''lease to own'', I have a signed purchase agreement. My question is since they owe me for eight months rent, broke the purchase agreement, trashed the house and made it unsellable, what are my rights as the owner?

You may sue them for damages.
