I signed a lease for April 15,2008-April 30,2009. I had over 12 main. orders for repairs in my apartment. One was concerning my fridge. I was told it needed to be replaced. I was also told they ordered it, for 10 months I never received it. I threw away more food than I ate. The other issue racoons. They were living in the roof. Inhabital environment. I had to call the office because I was afraid to go on my balcony due to the racoons. I lived on the top floor. I paid my rent on time monthly. By law did I have to with no repairs done. I know the lessee has to have the apartment in good condition. Now I'm being charged a holdover fee for not writing a letter 2 months prior to April to let them know I was moving. I would like to know can I sue for my rent for the 10 months due to them not repairing the appliances they are responsible for. Don't they have to inform the tenants of the racoons and vacte them from the premises.

They have an obligation to give you a habitable apartment. You probably should have notified the health department. Regardless, I would go ahead and pursue them in small claims court.
