Legal Question in Civil Litigation in Iowa

What are the responsibilities and legal ramifications of letting a minor who is unrelated to you live in your home? My teenage daughter's friend moved to a town 45 minutes away, but wanted to continue attending the same school, so she stays at our house during the week. However, I am curious as to what our liabilities and responsibilities might be. If my husband and I are gone for a few days, would it be a good idea to have her find an alternate place to stay while we're gone since the only legal adult left in the home would be our almost-20-year-old son? Are we subject to being sued should an accident occur while she's here? We have no kind of signed agreement in place; should we have one to protect ourselves?

It sounds to me as if it's all down side and no up side. With whom would you sign an agreement? Not the teenage girl because she's not legally competent to sign such an agreement.
