Legal Question in Landlord & Tenant Law in Israel

I am the sole signer of the lease for an apartment in Israel, which specifies that I am allowed to have other roommates. I personally typed up an e-mail renter's agreement, which was "electronically signed" by me and my subletter. While the only part of her written agreement that she has broken is paying rent 2 or 3 days late, she has broken many oral agreements that have made it nearly impossible to live with her. We are both US citizens living in Israel for the year, on student or tourist visas. I have three questions:

1) Whose laws are we responsible to? Are we under Israeli laws, or are we under U.S. laws?

2) What rights do I have? As the only holder of the lease, do I have the right to make her leave the apartment? What can I do if she refuses to leave?

3) What are her rights in this situation? Can she sue me for wrongful termination of the agreement?

2. yes you can. use guaranties if they exist or file law suit

3. yes she can sue you, you need to collect evidence of her late payments and of you warning her that if reoccurs then agreenebt is terninated,
