Legal Question in Disability Law in Kansas

I am in a lease for an office I rented for the next 5 years but I don't want to continue my business and I have to keep paying rent of about 145000 in next few years. So I found a person to take assignment of the lease, and signed a contract with thim so I give him 10000 up front and he takes the assignment of the lease and get me off of my lease, I may have to still stay on the lease as a back up garantor, When I told the landlord he said no he will not let that assignment at all but he will take 13000 to let me off my lease, then he may lease it to the other guy but I don't have stay on the lease, so I don't have to pay 10000 to him under my agreement

I said OK and we signed a release for 12000

I have not told the other guy what I did and he is ready to move in to the space

Am in in brech of the contract with him or since landloard said no I wont' take the assignment I am free regardless of my contract with this guy beacuse I knew I couldn't deliver anyway

Under teh facts y9ou described, you are liable to the sub tneant fo rall of thier rout of pocket expenses and some loss opportunity costs suffered in reasonable reliance on the subtenancy agreement. If you made the deal with the new guy contingent upon the landlord approving the deal, you might have an out.
