Can a landlord enter my property without permission from myself?

Your landlord may enter upon your premises at reasonable times, with advance notice to you, for the purposes of inspecting damage, spraying for pest infestation, making repairs & improvements, etc.

He may enter without notice in cases of emergency, such as fires, water leaks, etc.

Your lease (whether written or oral) gives you the right to "quiet enjoyment" of the premises rented, but the landlord also has the right to protect his property and has obligations to prevent legal violations such as prostitution, drug dealing, meth labs, etc.

If you believe your landlord is invading your privacy for no legally valid reason, you should consult an attorney to explain to you what rights you have and what remedies you might seek.
