Joint Property

My fiance' has a home that he bought with his wife who is now decease and he is trying to re-finance the property but he was told that he needs a real estate attorney, why? They have no kids and she had no will and they live in the state of Louisiana

A succession needs to be done on the wife so that the proper heirs can be placed "in possession" of the property legally and formally.
