Legal Question in Real Estate Law in Louisiana

We are leasing to own land and a mobile home from my sister. We have a legal contract typed up and signed with also witnesses signatures stating that we are paying $500 a month for 12 years. After the 12 years then the property and home will be signed over to us by "Act of Donation" by my sister. Can she put us on the streets and evict us if we did nothing wrong and she just wants her house back if we are leasing to own?

No. If you have a lease and you haven't violated it, she can't put you out. In any event, she would have to file an eviction suit to do so. At the hearing on the eviction, you will have your opportunity to present your case. I suggest you hire an attorney the minute you get the notice of the eviction hearing. Your delays are very short and there are lots of pitfalls for the unwary in eviction law.
