Legal Question in Real Estate Law in Louisiana

When owner sells rental house

We're renting a house of which we have a year's lease agreement. Our lease ends on the end of Dec.1999. The rental company told us that the owner has decided to sell the house. Now, the renta and real estate company are telling us that we have 45 days to find a new place to live if someone buys the house. Doesn't our lease protect us from this kind of thing? We renewed our lease at the beginning of the year. We have never been late with our rental payments and the landlord herself states we are great tenants.

Re: When owner sells rental house

Your written lease will only provide protection against a third party purchaser if it is recorded in the mortgage and conveyance records of the parish in which the property is located. Otherwise, the third party purchaser has no notice of your leasehold interest in the property. You may record the lease yourself by taking it to the courthouse for the parish where the property is located. The floks at the courthouse will be glad to help you.
