Legal Question in Real Estate Law in Louisiana

Rent increase without notice

My apartment complex was recently sold to an individual. My lanlord has verbally informed me that the rent will be increased by $85. Does this notice have to be given in writting within so many days before the increase takes place?

If you have a written lease AND IT HAS BEEN RECORDED WITH THE CLERK OF COURT, then the lease controls. If not recorded or verbal, then you are at the mercy of the landlord.
