Contact a lawyer and have wills drafted leaving the property to your respective spouses. If the kids are past their 23rd birthdays and not mentally impaired, then there should be no problems. I reccomend a long talk with the lawyer because there are inheritance tax advantages to the old Louisiana "Usufruct".
