Legal Question in Real Estate Law in Maine

My husbands mother died in october of last year and now their step father wants the children to sign a quitclaim deed. Is this something they should do or proceed with caution?

Proceed with caution. It is impossible to provide any other advice without understanding how the title to the house is currently held, if she left a Will, etc. If you are not satisfied after questioning the attorney representing the step father, consult your own attorney with copies of all applicable paperwork.
