Agent/Buyer Right to represent agreement

I have signed a document titled ''exclusive right to represent buyer agreement'' with a real estate agent. It is dated to expire in March. I have found a property to purchase that my agent had nothing to do with and the current owners would like to proceed without any agent involvement. Do I need to involve my agent in this process since she did nothing to facilitate this property? What is my obligation to this agent?

It's difficult to give you a definitive answer without actually reading the agreement you signed. However, most of these agreements state that you won't work with another agent to show you properties, but shouldn't preclude you from going out on your own and finding a property that isn't in multiple listing. I suggest you advise the agent and get his/her reaction to the situation. Since the agent had nothing to do with helping you purchase the property, they shouldn't be entitled to a commission.
