Legal Question in Real Estate Law in Maryland

I live in PA, but my name is still on the title of a house I co own with my exhusband in MD. Although I am not on the morgage, it is interefering with my ability to buy a house here in PA. I have asked him to refinance, although he says he will, it has been months and he has not followed through. How should I go about getting a quit deed?? Do I need a lawyer here, or MD, and how should I trust the online sites that say they can do it? I do not even know the title company to the house in MD.

You should have a Maryland lawyer prepare the deed to insure that it satisfies all the requirements. If you are not on the mortgage for the property in MD he would not necessarily have to refinace to remove you from the deed. There are also some exceptions to recording and transfer costs related to the divorce if applicable that could save some money as well.

Best of luck
