Legal Question in Real Estate Law in Maryland

Hello my name is morelia.please I really need help with my question. My husband and my mother in law buy a house together when the economy was good and houses were expensive. Now it has been about 9 years since they bought the house. leaving with my mother in law bring us a lot of problems. Now my husband and her want to sell the house, the problem is that noun of them take accion and talk with a lawyer to find a solution since the house value is less. They just fight about who should leave and the other should pay for all the years they pay the morgage.Although they just have been paying taxes and almost nothing to the house value. I don' T know how can I help them to finish with this situation since they don't see any solution.

If they cannot agree, the courts in Maryland have an action called "partition." One or both of the owners file papers that ask a judge to decide how to separate their interests in the property. The court action also provides a way for the parties to agree on what expenses should be shared and split. They can expect to spend a few thousand dollars to get this done.

And anyone with their name on the deed is entitled to live in the house. They do not have to leave.
