Legal Question in Real Estate Law in Maryland

hi, I am a real estate investor. I was recommended by an agent at findlegalforms.com to ask question whether all of the forms at their website is all reviewed by a local attorney and therefore is legal in my state (Maryland).

I am looking to get a Lease Option to Buy forms and want to make sure before I buy, it is really accepted in Maryland.

I also wonder if I can get the guidance and support from the local lawyer(MD) in every Lease Option to Buy transaction that I make.

Most legal form sites are not engaged in the practice of law, that is to say, they simply provide a form without any analysis to see if it is valid in your jurisdiction or whether it suits your specific needs. While some forms may be appropriately used as-is, the more complicated the transaction, the more you will want tailoring to your situation.

Are you looking to offer lease options to your tenants or are you looking to secure an option to purchase real estate owned by someone else? Contracts are usually drafted in light of the role you hold (whether as the seller or buyer). While you may be a sophisticated investor, note that sometimes laypeople confuse lease options with land installment contracts so you will want to make sure you are using the approach that best meets your goals.

While you could pay a Maryland attorney to review a form you purchase, it may be more cost effective to have an attorney help draw up a contract for your specific use.
