Legal Question in Real Estate Law in Maryland

My tenant is late on rent and wants to break the lease. What are my options to go after him legally? I would want something in agreement till I find a new renter. Let me know

You can file an action in Landlord-Tenant court for back rent and possession (eviction) if you want him out. He has no legal right to break the lease, but if he does you can sue him for the costs of excess repair needed to get the property in rentable condition, and you must make a reasonable effort to find a replacement tenant when the property is cleaned up. He is responsible for all the rent due under the lease until you install a replacement tenant.
