Legal Question in Landlord & Tenant Law in Massachusetts

Am I entitled to my Secruity Deposit and Last Months rent if my Landlord has agreed to let me out of the lease before the end of its term, so long as I continue to pay rent until the property is rented? What legal stance do I have?

Your entitled to the security deposit if at the end of the lease the property has not been damaged. As to the last months - why would you not just use it for that purpose-the last months rent?

You are entitled to return of your security deposit, with accrued interest, at lease end or when rented to new tenant provided no damage to the apartment and to return of the the last months rent if not applied to rent.

P. S. You may even be entitled to immediate return of these if the landlord did not fully comply with the Security deposit law requirements. Consult an attorney if this becomes an issue.
