Legal Question in Landlord & Tenant Law in Massachusetts

Can a landlord bring legal action against me if I choose not to pay the early termination fees requested by the landlord. They aren't demanding the full amount of term of the lease but its still an amount that I can not afford to pay.

The landlord has an obligation to mitigate his or her damages. However, if the Landlord cannot rent the unit before the end of the lease they can seek to recover the entire amount of the lease.

You are best off making a deal IN WRITING. You could agree to an amount and ask to pay it over some period of time.

The Landlord is also better-off making a deal as well. Landlords do not always get what they want in Housing Court or District Court.
