Legal Question in Landlord & Tenant Law in Massachusetts

I am a tenant in an agreement with the landlord. I am also the rent payer who ultimately pays the rent to the landlord. I am making a roommate agreement for a potential sublessee and not sure of the regulations or guidelines in the state of Massachusetts. I have had problems in the past with consistent late payments from a previous sublessee and I want to add a clause about a late fee for rent paid late ( after the first of the month). Can I do this and if I can what are the guidelines I will need to follow? Also what are the guidelines regarding asking the sublessee to move out for breach of agreement? And can I charge a cleaning deposit to be held in an interest bearing account and what are the guidelines I will need to follow? Thank you so much for your time and consideration.
