Legal Question in Landlord & Tenant Law in Massachusetts

I am currently a tenant at will in the Boston area. My landlord did not provide me with a copy of my lease until a few months after I moved in. When she did give it to me, it was not the same lease that I had signed. It is very noticable that it is a new lease and can be easily proved that she made a new lease and stapled it to the page that I signed. I am going to be moving from this place very soon and was wondering if this lease is still valid and if I need to still give her 30 days notice? Also what would happen if I left with less the 30 days to my security deposit?
