After confirming that a managed building would cover our real estate fee we signed a lease and now they will not pay fee. Any chance of going to court on this?

If you have something in writing you could go to small claims court over it. Otherwise it is a" she said he said" kind of lawsuit as a small claims matter. You can still go to small claims but it will come down to who the judge believes or if you have proved your case by a preponderance of the evidence.
