Legal Question in Real Estate Law in Massachusetts

My house that I purchased

I purchased a house that a friend of mine lived in since 1990. He was going to lose the house to unpaid bills, water, sewer ect. He is disabled. I have not been able to live there, staying with my girlfriend, because of his unsanitary practices. He urinates in his bed everynight and does not clean it. The smell in the house is Toxic. I am sick when I even go there and stay for over a hour. I am trying to evict him because of this situation. He refuses to wear diapers. He is a alcoholic. They are claiming he has organic brain syndrome, but yet he is able to go to work and drink everyday. He is always drunk. He signed the necessary papers for me to purchase the house due to his lack of concern for the property. He wasn't chorused in any way. He signed it willing. A quick claim deed was filed and the house is in my name. Is there anyway that a housing lawyer can do anything about this? I am being taken to court for a unfair eviction because he is disabled. He claims he is still owner of the property even though my name is on the deed. Can any of this be true? Can he do this?

Re: My house that I purchased

I suggest you contact a real estate attorney immediately. if your friend wants to rescind the transaction, he may be able to do it but he has to reimburse you as long as no one finds that you engaged in fraudlent conduct.

If he is determined to be disabled he will get additional time to live there.

The issue is whether you agreed in exchange for selling you the home, he could stay there rent free or on some other basis.

Please feel free to contact me without obligation.
