landlords property security responsibility

My son shares an apt w/friends in Boston Ma. The landlord is having renovations done to the property and does not live on premises. He intentionally removed the lock to the rear entrance to allow access by workmen during the day. My son & friends requested lock be re-installed however landlord procrastinated. His room was subsequently vandalized at night when he wasn't there and he lost over $3000 personal property. The landlord the next day reinstalled the rear door lock and volunteered to be''nice'' + pay 1/2 value. Does a landlord have a responsibility to provide secure entrances to a property? Should'nt he pay full value? My son could have been injured or worse if he had been in his room that night. Thank you for your advice.

The short answer is yes to both of your questions. Retain an attorney if the landlord refuses to pay the entire value of items lost or damaged.
