Legal Question in Real Estate Law in Massachusetts

a small piece of land 4'X5' adjoined to my property belongs to my town. It is fenced in with my property and I have used it for the past 30 yrs. Do I have the right to own it?

No you don't. The legal theory that you are seekin to use to claim title is called adverse possession. Adverse possession does not apply to land owned by municipalities.
