Legal Question in Real Estate Law in Massachusetts

my tenant has a boyfriend who stays with her. she considers him staying an occasional thing. at what point would he be considered to be living there?. 5 days a month 10 days every weekend? is there a legal amount of time that one turns from guest to tenant?
