If we were to transfer property from different owners into a Trust would we need to deal with Title 5 in Massachusetts ?

There are statutory exceptions under Title 5 (310 CMR 15.00). The exception for a transfer to a trust states that at least one of the designated beneficiaries must be "of the first degree of relationship to the grantor." If the different owners are all transferring their interest to the trust, and all of them are beneficiaries, which is probably the case, then no septic inspections are required.
