Raising rent

Contract says''rents mey be increased once annually, and shall not exceed 5%of current rent.Price will be adjusted at end of each 10yr period''. They now have raised it 40%!!-IS THIS LEGAL???

I would like to help, but your question is missing key elements. When you say "contract", do you mean "lease"? If so, for what period of time is the lease? Is the lease up?
