how can i take off a third party from deed to my house?

you need to prepare a deed transferring the house from persons 1, 2, and 3, to persons 1 and 2 only. Person #3 would have to agree to this.

Also, the proper term is "Quit Claim Deed."

If the property is in Michigan, I can assist you with this. If another state, you need to contact a lawyer in the state where the property is located.
