Legal Question in Landlord & Tenant Law in Michigan

Apartment Lease

Our apartment contract requires a $1600 penalty for breaking our lease. The rent is $600/month. We have tennants who allow their pets to use the bathroom anywhere they want without cleaning up behind them as required. I have complained several times but it continues to happen. We also have mold on the ceiling and walls of our shower. The office says it's our responsibility to clean it but we can't get it all. Some of it appears to be under the paint. Under these circumstances, can we break our lease without paying the $1600?

Re: Apartment Lease

Your complaints do not, in my opinion, warrant breaking the lease. I agree you should clean the mold from your bathroom because I cannot imagine why the apartment complex would be responsible for cleaning mold in your bathroom.
