Legal Question in Landlord & Tenant Law in Michigan

Eviction of Tenant

I recently purchased my first rental property. Well it has it that I have purchased a piece of crap. There are plumbing problems and I had to have the basement water proofed recently. I have a tenant that does not communicate that there are problems until the last minute. I sent a letter to evict her. She is trying to say that her and her kids have Hepatitis, but she will not leave. SHe says I will have to take her to court. I have not asked her for any rent, I just want her to leave. SHe is on a month-month lease, but she never signed the lease agreement. What recorse do I have? Anything I can do about the house? I feel like it was sold under false pre-tense.

Re: Eviction of Tenant

You can evict the tenant. A signed lease for a month-to-month tenancy is not necessary. Make sure you send the proper notices since this process is very technical. Whether or not you can do anything about the condition of the house depends on your purchase agreement. If you need a legal opinion, you should have an attorney review it for you.
