Lease termination - express agreement

My mother and I signed a lease with our lanlord which is good until 5/10/06. I will be moving out of state at the end of August. My mother will be moving out of state at the end of September.

Our lanlord agreed to selling the house and not holding us liable for rent payment after September. The only problem is - this was only an express agreement and nothing was recorded in writing.

One of the profivions of the contract states that terms and conditions can not be altered unless signed by all parties to the contract. I would like to get this in writing, but I am not sure how (and our lanrold does not seem to want to help - I am worried that they are going to sue us for the remaining rent payment after we leave, simply because they can). Please help!
