Quit termination of tenancy

I received a letter stating a Quit for termination of Tenancy. It states I have 30 days to leave, or can be taken to court for eviction...etc.. Since I am being terminated I was told I would NOT have to pay the remainding month of my lease. Is this true? Also, the manager said that because we had so many violations...though most were from late rent that she would NOT give us our Security Deposit. She wants us gone by Oct. 31, 2008 and Our lease would have been up November 31,2008. Since were being terminated can't she use our security deposit to pay for the month of Oct, and we DON'T pay November?

Typically if an eviction case is brought the security deposit will be applied against any monies you owe the landlord, but I'm kind of confused as to your description of this fact scenario, and am unsure as to what it is your asking versus what the manager is telling you. What is your goal in this?
