Legal Question in Real Estate Law in Michigan

My house was built around 1930 and I don't know when they built the garage. My next door neighbor is a storage unit. The man that owns the storage unit claims that his property line in in the middle of my garage! Mind you the storage unit has been there for about 5 or 6 years! What caused this is i drove on his side of the grass between my garage and his storage unit and now he is fuss. I thought in a township a storage unit had to have a fence around it? Is there anything he can do if it comes out that the property line is in the middle of my garage? Is there anything I can do so he has to have a fence?

You have to clear the title to the land by adverse possession, there are pictures and records with the county that will establish when the garage went up. Also check your title work and resurvey the land. You can put a fence up on your side of the property. Call us for a free consultation. 877 887 9562.

For adverse possession, you would need to determine how long you have owned the property, open and adverse, against the actual registered owners rights. Further, he "states" that he owns the property, has he shown you a recent survey of the property? Prevailing on an adverse possession claim can be tricky, however, there are alternatives such as a life lease to the property, an easement, or a purchase of the affected property.
