mortgage troubles

An unmarried man and woman purchased a home together. Both names were used on the mortgage in order to qualify for a higher mortgage value. Both names are also on the deed. The woman leaves the home and marries another gentleman. What is her best option to get her name removed from the mortgage and deed?

Have the man refinance and have her execute a quit claim deed conveying her interest to the man.
