removing names on a deed

There are 4 names on the house. How can we get one name off when one that we want off wont sign off? Thank you.

You cannot legally force an owner to sign away his or her ownership in property unless the individual became an owner by fraudulent means. If a person's name is on a deed, he or she is an owner whether you like it or not. If there was some fraud involved, you can file a lawsuit alleging same. You would need to bring a partition action if you and the other two owners wish to sell the house. Otherwise, all four owners remain all four owners.
