Legal Question in Real Estate Law in Michigan

I have a tenant who's lease was up 4/31/11, they moved out on the 31st and were two months behind on rent. They left personal belongings and a lot of rubbish/trash. Tenant sent me a text message stating that I can enter the property and he can not take anymore of his possessions. Court says I have to serve him with a 7day notice and then file for writ after that. Can I enter property and dispose of items to get another tenant in their considering that the tenant sent me a message stating that it's ok? Should I hold his possessions for 30 days to make sure he doesn't want to come back for them? The tenant did leave the keys at the property when they moved out.
