Contract to avoid claim to estate

My father now has a girlfriend that may move in his house. What type of document does he need to have her sign so that she has no claim on his estate, even if oneday they should marry, and in addition she is to leave the estate within a year of his death?

There is no such thing. As long as she is not on the deed, listed on the account, etc., it would be up to your father to include her in a will.
