What happens if a seller breaks a purchase agreement?

You can take people to court if they break a contract. Are they refusing to provide a deed in return for the purchase price? Refusing to move out? Refusing to remove junk from the property? I would need to know more about what they are doing (or not doing) and what the contract says to say much more.
