buyers agreement

How long is an exclusive buyers agent agreement good for? My husband did not sign the agreement and he found a piece of property on his own. Since only I signed it can they insist on a percentage?

The agent would be entitled to nothing from your husband. However, your agreement probably binds you to its terms, including the implied obligation of good faith. The agent may have some sort of argument for quantum meruit, unjust enrichment, or damages for for breach of agreement. However, the agent would have the burden of proving by a preponderance of the evidence a reasonable connection between the purchase, the agent's efforts, and your benefit.
