Deceased taxpayers

I am asking this question on behalf of my parents. They have been paying taxes for years on land which belonged to 3 parties, which all are deceased. They only have contact with the granddaughter of one of the deceased parties.How can the legally change the property deed into their names. The land is in Mississippi. My parents live in Chicago. The deceased parties lived in Chicago and the granddaughter lives in Chicago. My parents were paying taxes over 10 years, and I adviced they need to change the deed into there names. What happened to, szfter paying taxes for so many years, they could turn property over to the person paying the taxes?

To get ownership of the land requires a deed signed by the heirs. To get merchantable title requires that determination of who the heirs are by either having an estate probated or a court action. Paying taxes will not give title unless the land is bought at a tax sale, the statutory notices are given, and the court confirms title.
