Legal Question in Tax Law in Mississippi

Buying home with sister. I will be on morgage she will share in living expenses and repairs. Would it be better tax wise and legally to put her on deed or maybe do some sort of trust? Want to make sure neither of us lose home if something happens to the other and also avoid complex taxes when neither of us can afford to live without dividing expenses
