Protection of Assets

My stepson is determined to buy a $309,000 home in Springfield, Missouri. He wants my husband to write a check on his mother's account in order to make the downpayment. My stepson cannot afford this house, he is self employed as a heating/air conditioning technician so his income is not predictable. My husband refused to give him the money. His mother, my stepson's grandmother, is in a nursing home and is not mentally capable. I'm afraid that my stepson will take a check or some other type of paper to the nursing home and bully her into signing it. She does not have a guardian. Even if establishing guardianship is recommended, is there anyway to protect her in the meantime until a guardianship is established.
