Depends. Generally, a contract signed by a minor is considered voidable; that is it may be rendered void at the minor's option. The exception to this rule is contracts for the "necessaries of life" which are binding on minors. A lease for an apartment would be considered a necessary of life and binding upon a minor if the lease itself is a binding document. A lease to rent retail space would probably not be binding on a minor. A lease for a car may or may not be binding depending on the specific facts involved.
