If your mother is still capable, she can deed the property to you. There may be tax strategy reasons why she used a beneficaiary deed before. Your mother should consult with her accountant and estate planning attorney before making the new deed. Your mother may also jsut appoint you as her limited power attorney for the lake house.

Good luck
