my mom was married to my step dad for 27 years. when he passed away his kids talked her into moving out of the house so they could fix it up and sell it. the house was left to my mom and his 2 girls. since then, they haven't done anything to sell the house or even keep it up. i think they are waiting for her to pass so they can have the money when the house is sold for just them two. if that happens, shouldn't mom's share go to her kids? i'm not sure what the deed states but i know it is a third to my mom and a third to both his girls. what would be the best action to get my mom her share.

If she assets her rights in a timely and correct manner, your mother can choose to stay in the house, or in her case, move back in. She can also sell the house. You did not mention if an estate had been opened for your step father. That would certainly make things simpler.
